Communication

In addition to a monthly financial report, you will be contacted by Formosa Homes to advise of the condition of your property, suggestions for improvement, and suggestions for possible reduction in operating costs. Finally, if there are items damaged in your home by a guest, we will advise by the end of the day the guest departs. This provides time for you, if you made the booking, to secure the cost of repair or replacement from the guest’s deposit or damage waiver.


Cash

Is there a monthly amount I must keep in reserves? Yes, however this is minimal and is intended to be simply funds available to replace towels, linens, minimal cost repair and so on. If there is a large expense item, for example the HVAC needs to be replaced, we will contact you first for approval of a quote obtained. This is because the amount in reserve is typically just a few hundred dollars.

Who Pays for Possible Damages

This depends upon the cause of damage or need for replacement:

  • Guest broke it. – If the damage is caused by abuse or neglectful actions of the guest, we will ensure it is properly documented and photographed to secure replacement or repair at no cost to you. They broke it, they need to pay for it.
  • Guest accidentally damages it – Formosa Homes ensures the repair or replacement via an in-house damage waiver policy. We complete the forms, we purchase or secure the repair. You just relax knowing it has all been handled to be ready for the next guest.
  • You do pay for some as an owner. If there is normal wear and tear, that’s when you will be asked to make replacement. We will handle the effort to complete it unless you prefer to do it yourself.

Care

We automatically provide specific services, monthly, as a standard care package. This package includes:

  • Pool service once per week.
  • Garbage and recycling service
  • Pest control
  • Lawn Service
  • HVAC filter change
“Wait, my property is a Condo and some of these services are provided by the association and I do not need to care for a lawn”.

These would be prorated out of the final package cost.

Linen Package

Your linens are washed in your unit. This reduces the possibility of you getting someone else’s bedding set or the item being misplaced.

Door Lock Options

There are several choices for door locks. You may:
  • Purchase a combination code door lock
  • Purchase a Kaba E code lock
  • Use a key lock box.

Property Cleaning and Inspections

The properties are inspected before each guest's arrival (to ensure the HVAC is operating correctly, TV’s work, internet is connecting, and for other issues which should be addressed before the guests arrival.
After each guests departure, the unit is re-inspected for damages or missing items. The units are then cleaned in one of three manners:
  • Standard departure clean – this is the standard cleaning of the home. It does not entail climbing onto shelves, pulling refrigerators or stoves, etc. to ensure maximum cleaning.
  • Refresh Clean – if the unit has been vacant 10-days, there is a re-cleaning of toilets, re-vacuum, rewash of table settings, dusting of horizontal surfaces. This is done at half the cost of a standard cleaning.
  • Deep clean – this is done once per year (more if you request) of each property. This is when the refrigerator is pulled out, stoves pulled out, carpets washed, etc.

Pool Care and Lawn Care

Pools are cleaned and maintained once per week. Lawns, during the growth months, are cut weekly.
